  • The extension of Senator Keating Boulevard, which will help ease traffic on Westfall Road by up to 25%. This extension will cost roughly $3 million.
  • Improvements to Clinton Avenue parking and access areas for the Erie Canal.
  • One passive and one motorized boat launch for the Erie Canal.
  • Upgrade in seating and lighting along the Erie Canal.
When will the project be completed?

Once the project is approved, it will take many years, possibly up to 10, to build out the site's proposed office and medical facilities. This is because AJC & Son Development does not build unless tenants for a facility have been secured. AJC & Son Development does not build office facilities and let them sit vacant. In fact, it took Clinton Crossings Medical Center 25 years to be fully built out.

It is anticipated that the Lifestyle Center portion of the Clinton Crossings project will be completed within a year to 18 months, once approval is received from the Town of Brighton.
Won't traffic in the area be increased and become more congested?

The addition of new office and retail shops will bring more traffic to this corridor. However, studies conducted by the Town of Brighton and the developer show that without the extension of Senator Keating Boulevard, deficiencies that currently exist at a number of intersections in the vicinity of the proposed development will continue to deteriorate over the next 12 years.

The positive impact of building Senator Keating Boulevard on Westfall Road will be a decrease in traffic by 20% during peak hours – that's the equivalent of more than 200 cars during peak traffic hours.

Traffic will be further reduced at the Twelve Corners and Westfall Road, west of South Clinton Avenue and east of Winton Road South. The construction of Senator Keating Boulevard and the ensuing reductions in traffic on Westfall Road will permanently address the goal of maintaining Westfall Road as a two lane residential street between Lac Deville and the Twelve Corners. This has been a goal of the Town of Brighton and the impacted residents since the early 1990's. Senator Keating Boulevard will be financed and built by AJC & Son Development.
Isn't there enough empty office space in Brighton?

The type of office space proposed for the Clinton Crossing Corporate Center, medical and Class A office, is at a premium in the I-590 corridor leading to the University of Rochester and the University Medical Center. The recent construction of a number of buildings in the Town of Brighton and adjacent towns for medical use continues to show a strong need for new medical space. Clinton Crossings Medical Center is currently 95 percent occupied. Recently, two companies announced the construction of over 350,000 sq ft of new corporate Class A space in downtown Rochester. Both companies considered the proposed Clinton Crossings Corporate Center as a viable alternative site. The developer is currently entertaining proposals for over 100,000 sq ft of new Class A space for the proposed development once approved.
